Design fees are usually a percentage of the project value, typically 8–12 % for a full design and execution scope, with a floor for smaller projects. Turnkey projects are priced against a detailed bill of quantities so you can see exactly what each room costs. We give a budget band at the end of the second meeting, before you commit to anything.

Design usually runs 8–14 weeks depending on scale. Execution runs 8–24 weeks. An apartment might complete in five months end to end; a villa or a hotel takes considerably longer. We issue a programme at the Define stage and update it weekly once the site is live.

Yes. Civil, electrical, plumbing, carpentry, painting, furniture and styling under a single contract, sequenced and supervised by us. It is how most of our projects run, because it puts one team in charge of the outcome instead of three.

Both, and compact homes too. Our smallest completed project is 1,150 sq ft and it received exactly the same drawing package as our largest. Small plans are harder, not easier.

Yes, and they are modelled from the same drawings the contractor builds from. That means what you approve is what gets built — we do not produce visuals that the technical package cannot deliver.

Frequently. We are often appointed after the shell is designed, and we coordinate directly with the architect and the structural and services consultants. It works best if we are brought in before the services are set out.

Yes. Roughly a third of the furniture in a typical residential project is drawn by us and made by workshops we have used for years. We prototype anything structural before it goes into production.

Yes. We specify, sample, source and hold the procurement schedule. You will see and touch a physical sample board of every material before an order is placed.

We work across eight cities and take selected international projects. Outside Kerala we work with a vetted local execution partner, but the design team and the site supervision protocol stay ours.

Earlier than most people do. The cheapest change on any project is a line on a plan; the most expensive is a wall that has already been built. If you are still choosing between properties, that is not too early.
